Prepare the Necessary Documents for Mortgage Application

     In home purchase or real estate purchase, there are some entities that has to be checked and understood carefully if order to make the most out of your investment. Most homebuyers do not have enough funds to purchase a house in cash that is why a home mortgage loan is very important nowadays.

     Applying for a home loan is a delicate issue and must be deal with carefully and given proper attention. In your application, you will be asked to submit the relevant documents needed to process your loan application. These papers will be submitted to the mortgage lender of your choice. The approval depends on the data in all your documents.

     If you are planning to buy a house, following is a list of documents to be complied and submitted so that the bank or the lender can facilitate your financial concerns:

1. Submit Income Verification Documents, this includes Form W-2, recent pay stubs and your tax income returns for the last two years. In case you are self-employed, submit a profit and loss statement for the current year as well as for the last two years. Additional income documents are also necessary such as social security, overtime bonus, commission, interest income and veterans’ benefits.

2. Present purchase documents. You can submit a copy of a ratified contract purchase. Documents proving that you have made deposits to the seller are also very important.

3. Submit documents that verify your assets. This is a proof of your assets and ownership such as bank accounts, checking or savings account for the last couple of years with complete contact details of the bank branch. If you are an investor, you can submit investments or stocks with corresponding market value and savings bonds, if applicable.  Proof of vehicle ownership is also good collateral for your mortgage application.

4. You will also be required to submit debts documents. This includes credit card bills for the last billing periods and other consumer debt such as car loans, furniture loans, student loans and other personal and co-signed loan instalment with complete contact information. You may also submit mortgage or rental payment documents and copies of child or support or alimony, if applicable.

     If you do not have an established credit history, you can provide the lender or the bank-cancelled checks for rent, utilities and other recurring obligations to show history of payment and the amount of circulating debt.

     There might be lenders who would inquire about your deposit money. If the money you deposited is a gift from a relative, bring along a copy of the gift letter or gift check on your initial interview. Make sure that the gift letter indicates that the money is not subject for repayment.

     Getting these papers complete and ready when you visit your lender will greatly help speed up the application process. Remember that some lenders may have different information requirement, make sure you ask them what you should bring during your first loan interview
