Due to the current state of the economy, the process of buying a home has changed. Up until major lenders began to fail, loans were much easier to come by; borrowers commonly were not overly scrutinized. Many bad loans were made such as variable interest loans and loans with balloon payment clauses. As a result of bad lending practices, obtaining a loan today is likely to be more difficult with more scrutiny of the borrower’s ability to actually repay the loan. This is a great time to buy a home with so many on the market. However, due to the recent changes, it’s a good idea to obtain the services of a mortgage broker to help obtain the right loan for you.

Just exactly what is a mortgage broker?

Mortgage brokers are independent contractors that work with numerous lenders (on average up to 40 lenders. Brokers focus on instigating mortgage loans on residential property. They are real estate financing experts with access to lending sources; the goal of the mortgage broker is to match lenders to borrower’s specific needs. Once a mortgage is finalized, the broker’s job is complete; the funding and servicing of the loan will be done by the lender.

I can find my own loan; why should I use a mortgage broker?

As referenced in the first paragraph, things have changed and it is more difficult now to get a loan. If you work all day, 5 days a week, do you have the time to escort your application paperwork through the process and prod it along when necessary? Do you even have the knowledge to do that? Do you understand mortgage rate data and program options? Do you really have a grasp of how market conditions effect your loan options? If not, a mortgage broker is a very wise choice to help you get the best loan specifically tailored to you. Using a broker allows you to relax and let them take care of the entire process for you. Your broker will keep alert to any potential problems and take care of them before they can derail the loan. You can probably get a loan by yourself, but will it have the best options and the best rates available for your situation? Your broker will search all their lenders to make sure your loan offers you the best rates, the best options and a payment you can afford.

Take a load off; let your Mortgage Broker handle it!

The mortgage process is not simply between the borrower and the lender; it generally involves a real estate agent, appraiser, credit agencies, lender, title and escrow company, underwriters, attorneys, processors and other services that may become involved in the transaction. If you are overwhelmed just thinking of the complexity of a mortgage, use the services of a broker to guide you through the process.

Does my mortgage broker do anything but find me a good loan perfect for my situation?

Your broker does much more that just find you the best loan possible. Your mortgage broker will explain the entire loan application process from start to finish: the loan application documents, all costs associated with the application, and loan application disbursement. They will explain options for various financing programs; provide lock-in options in writing along with “good faith” estimates of fees and costs.  Your broker will keep you fully informed through out the entire process and lastly, will organize the final closing for your mortgage.

Don’t stress yourself needlessly; let your Mortgage Broker find you the perfect loan.
